Vacancy Information

From the first inquiry until room application

Step1 Check the current vacancy information
If you have interest in a specific room, please contact us by sending the inquiry form or through email.
Room inspections can be done on weekdays between 11:00am to 17:00pm.
If you’d like to apply for a room without a room inspection, please move to Step3
Step2 Room inspection
Our staff will guide you through the common spaces and the private room that you are interested in.
We will explain our house rules and the contract procedure.
Step3 Application
We will ask you to fill in the application that will be sent via email or post mail.
Please submit the application with the required documents.

<Documentation>

1- Residence card and Passport.

Must be on a visa that allows you to stay longer than 3 months.

2- Company/Work information

a. Insurance card that shows the company that you work for
b. Employment Verification

3- Emergency contacts

In case of sickness, injury or other emergency situations, please notify us of your family or work place contacts.
※We’ll contact them when you apply.

Step4 Screening process
When the required documents have been submitted, we’ll start the screening process. If there is an incomplete documentation (or unfavorable issues) we may respectfully decline your application. We’ll contact you within 3 business days. Unfortunately, we cannot disclose any content or details of the screening. Thank you for your understanding.
Step5 Finalizing Contract
Please sign the contract. The contract will be accepted when the upfront fees have been paid.
Step6 Payment
Please pay the upfront fees within 3 business days. If they have not been paid, the rental contract will be cancelled.
Step7 Moving in
Our staff will:
  1. Give you the room key
  2. Explain the house rules
  3. Inspect the room to check for any damage
* Room inspection will be done on weekdays between 11:00am to 17:00pm.

Moving out procedure

Step1 Notification
Please contact us a month before your move out date by email or phone. After that, please complete the cancellation form.
If you pay one month’s rent and the common service fee, you will be able to vacate the apartment immediately.
Step2 Room inspection
When you leave the apartment, our staff will check your private room for damage.
* Room inspection will be done on weekdays between 11:00am to 17:00pm.

<Notifications>

Prior to moving out, please pack your luggage and clean up your private room. When the room key is returned to our staff, the move out procedure will have been completed. If there are is any damage to the room, you will be asked to pay compensation to repair the damage. When there is any luggage left over, a disposal fee will be deducted from the deposit. If it costs more than the original deposit, we’ll ask you to pay an additional amount.

<About deposit refund>

When you move out of your room, 10,000yen +tax will be deducted from your deposit for the room cleaning fee. Repair costs will be deducted if needed. The remaining deposit will be transferred to your nominated bank account within 4 weeks.
